Home Buyer Tax Credits

The Federal government is offering incentives to buy homes:

  • $8,000 tax credit for first-time buyers
  • $6,500 for homeowners buying after living in a home for 5 out of the last 8 years

To top it all off, rates are low and prices are starting to climb.

Buy now. Buy my townhome. Use the tax credit.

Are you aware of what you are paying per square foot?

Most of us look at the price of home and think of the total price. We don't break it down.

Most real estate websites and multiple listing services show cost per square foot (cpsf or $/ft2). It is a critical measure of the value of the home--or perceived value.

Before making an offer on a home in a particular neighborhood, consider what other homes around it are selling for on a cost per square foot basis.

For example, over in Dallas, paying upwards of $150 per square foot is not unheard of, particularly in the Park Cities or even in Forest Hills. The M Streets might run at similar or larger numbers and the C- and L-Street areas a little less. But certainly more than outlying areas from McKinney to Rockwall to the Midcities.

I personally think the Midcities are a bargain. My home is selling for just over $100 per square foot and it has a higher perceived value once you see it.

New values in the neighborhood

I recently learned that another townhome is for sale in my neighborhood. These town homes are perfect for couples or single people. Empty nesters could call these place home because of the layout.

They range is square footage from 1,500 to 2,000 and have easy up-and-down stairs, either to bedrooms or a loft and bedroom.

The backyards are minimal and easy to care for. Consider them a haven in the city.

Truthfully, these are some of the nicest, moderately priced homes in the Midcities.

The Weather and 600 Rosemead

With all of this snow in the DFW area this week, it has been a blessing to live in this townhome.

Because of its construction, I am able to stay warm and comfortable even while my thermostat is at 68 degrees.

The garage entry into the kitchen makes keeping the carpets clean a breeze. For those of you from or in the Midwest, it is almost like having a "mud room" with the oversized garage.

Being a part of the homeowners association ensures that the road is clear and the security gate works.

Because we're a part of the City of Euless, Fuller-Wiser Road just outside the gate is always clear and well maintained.

Write to me and let's talk about buying or renting this fabulous townhome.

Zillow listing

Look for more details and information about this townhome at Zillow.com:

http://www.zillow.com/homedetails/600-Rosemead-Dr-Euless-TX-76039/70566253_zpid/

To tell the truth, this estimate is about $30K too low. Not sure why Zillow low balls everything, but they do. Over the last 7 years, I've noticed that listed prices on the site are much lower than market or actual selling prices. But they do allow you to research and find information on homes.

Take a look at the broader information they provide and drop me a liune.

The neighborhood

One of the best features of this townhome is its location. On Fuller-Wiser Road in Euless, it is near the intersection of Midcities and State Highway 360. Consider that this home is

  • 10 minutes from downtown Grapevine.
  • 7 minutes from DFW airport's terminals.
  • 5 minutes from Main Street Euless.

Besides time, think about these services, it is walking distance to:

  • A convenience store.
  • One of the friendliest dry cleaners around. Say hi to Nick if you stop by).
  • The newest dog park in the Dallas area.

You should also know:

  • It is in the Grapevine-Colleyville ISD.
  • Is gated and secure.
  • Is in one of the quietest, most stable neighborhoods in Euless and the Midcities.

If you are a pilot who needs a close-by location, a teacher wanting a quiet, close-in home; a virtual office worker needing a quiet workplace, this is a great location and environment.

The Guest Bedroom

It was his haven, his lair. Sure, it was the guest bedroom, but in a pinch, it could be his office.

It was upstairs and warm and inviting. He had that large closet that could also double as his studio. And it also had a bathroom with more storage. What more could a guy ask for?

The room had high ceilings, adequate light. The access to the loft are made it a natural private space. It was big enough to hold a king-sized bed and had lots of outlets. And the doors to the hallway and into the bathroom gave it increased privacy.

What more could a guy ask for? OK, a big screen HDTV....

The master bedroom

She needed to lay her head down to rest. The day had been long and hard, the boss and clients demanding. Her bedroom was her haven and the comfort it provided helped, in part, to make up for the scathing day she had just finished.

She had chosen the furnishing to fit the space--queen-sized bed, dressing table, night stand, settee, carefully-sized dresser. It was just right for her, but also was good for two. But tonight, it was just her, resting after a warm, relaxing bath in the adjoining bath.

The ceiling fan helped the comfort both by moving the air in the room and providing a little (very little) white noise. The overhead light gave way to the soft light of the nightstand lamp. The security panel glowed softly next to the walk-in closet door, giving her that sense of security and comfort as she slipped off to sleep.

In the morning, she would raise the blackout blind on the large garden window to a new morning. Her feet would touch the soft white carpet, but that could wait until morning. For now, sleep awaited.
