  • $8,000 tax credit for first-time buyers
  • $6,500 for homeowners buying after living in a home for 5 out of the last 8 years

Are you aware of what you are paying per square foot?

Most of us look at the price of home and think of the total price. We don't break it down.

Most real estate websites and multiple listing services show cost per square foot (cpsf or $/ft2). It is a critical measure of the value of the home--or perceived value.

Before making an offer on a home in a particular neighborhood, consider what other homes around it are selling for on a cost per square foot basis.

For example, over in Dallas, paying upwards of $150 per square foot is not unheard of, particularly in the Park Cities or even in Forest Hills. The M Streets might run at similar or larger numbers and the C- and L-Street areas a little less. But certainly more than outlying areas from McKinney to Rockwall to the Midcities.

I personally think the Midcities are a bargain. My home is selling for just over $100 per square foot and it has a higher perceived value once you see it.

New values in the neighborhood

I recently learned that another townhome is for sale in my neighborhood. These town homes are perfect for couples or single people. Empty nesters could call these place home because of the layout.

They range is square footage from 1,500 to 2,000 and have easy up-and-down stairs, either to bedrooms or a loft and bedroom.

The backyards are minimal and easy to care for. Consider them a haven in the city.

Truthfully, these are some of the nicest, moderately priced homes in the Midcities.

The Weather and 600 Rosemead

With all of this snow in the DFW area this week, it has been a blessing to live in this townhome.

Because of its construction, I am able to stay warm and comfortable even while my thermostat is at 68 degrees.

The garage entry into the kitchen makes keeping the carpets clean a breeze. For those of you from or in the Midwest, it is almost like having a "mud room" with the oversized garage.

Being a part of the homeowners association ensures that the road is clear and the security gate works.

Because we're a part of the City of Euless, Fuller-Wiser Road just outside the gate is always clear and well maintained.

To tell the truth, this estimate is about $30K too low. Not sure why Zillow low balls everything, but they do. Over the last 7 years, I've noticed that listed prices on the site are much lower than market or actual selling prices. But they do allow you to research and find information on homes.
